An old preacher on the sidewalk

I have not been able to find this song anywhere!! It sounds more like a narrative, butvthen continues on about a boy asking a man in weathered clothes about the church across the street. The man continues to tell the boy the story how they raised the money to build that church on "that corner lot" and how people came and the next thing he knew they hand a grand organ and whatnot. Then the people of the church decided the preacher needed doctorates and degrees. By the end that's how he ends up on the corner on Sunday mornings watching people go in. I REALLY need help finding this song!!!
